"My dear Girlie, I wish you could be with us and enjoy this fine weather. It hasn't rained since Lucy came here. We have very little fire and some days none and sit with the doors and windows open. I am delighted with Southern Texas. This is a very pretty town, fine for driving. The moss on the trees is beautiful. We have had fresh letters. They have shifted ?? car load of cabbage from here since X—mas. Lucy and Family well. She has a cook. Negros are plentiful, also Mexicans. Lucy joins me in much love. Mary Oates."
